The site is a 1.2 hectare zoned greenfield site, located in Cork Airport Business Park situated between existing two storey office buildings occupied by Amazon and Bank of New York Mellon. The Client’s objective was to maximise the site potential and provide a high quality commercial office building with large floor plates with flexibility for sub-division for multi-tenancy use. Given the rent level in this location, the building had to maximise net to gross efficiencies and be capable of being naturally ventilated.


Lafferty Architects inputted the site survey data into a 3D template to explore building massing options in relation to context, area maximisation, views and daylight. The optimal site layout solution was to accommodate 500 car parking spaces in a multi-deck arrangement screened by existing site topography to free up the remainder of the land for the new commercial building. We designed a 4 storey office building in an H-shaped format, that could be split into a maximum of 4No 6,000sqft tenancies per floor around a central core. The BIM Modelling was valuable in convincing the Planning Authority that the visual impact of the building and multi-level car park was acceptable. The building received full planning permission following a Further Information request.
