The project consisted of a 16,000 sq.ft. fit-out of an existing Docklands building to facilitate co-location of 110 SEB personnel to a new headquarters in Dublin 2.

The scope included:

  • Office fit-out
  • Installation of comms room
  • Staff canteen
  • Staff shower and changing area
  • Access control from shared landlord areas
  • Alterations to building services installations including mechanical, electrical and security systems

Initially Lafferty Architects undertook the due diligence on this project, which included simultaneous programming and completion of landlord works and plant resuscitation.

In order to meet the client’s challenging timeline, it made sense to utilize the acquired knowledge of the team that had worked on the due diligence and continue their involvement with the project.

Already familiar with the requirements for the fit-out and the design of the subject property, Lafferty Architects could act as a single point of contact and responsibility to the client.

Our BIM capabilities were used throughout the process to inform space planning, enable visualizations and assist scheduling, all of which facilitated prompt decision making in respect of finish selection, furniture layouts etc.

The project was delivered within programme and budget, achieving a premium design standard.

Lafferty were excellent to work with on this project from start to finish. They captured our vision and requirements exactly in the design and lay-out and were extremely professional and diligent throughout the project. Their pro-active approach to problem solving took a lot of the stress out of the project and they selected the perfect project partners to give the quality finish that we desired in a very tight timeframe.
